Scenario One: Vendor conducting inspections and negotiating the sale of their home.

Step 1
After completing all the relevant Authority papers, Dons Premier Estate Agents will arrange for photographers and board companies to list the property on Realestate.com.au premier unlimited days, along with Homely, Homes.com.au, Listing Loop, OnTheHouse.com.au, Rate My Agent, Real Estate Investar (REI), Real Estate View,Soho.com.au and Dons Premier Estate Agents Website free social media advertising. We will then coordinate with the seller to schedule inspections according to their availability.
Step 2
Meanwhile, the vendor needs to obtain Section 32 and the Contract of Sale from the Lawyer or Conveyancer and provide copies to Dons Premier Estate Agents.
Step 3
The vendor will commence opening the property to the public as per the scheduled inspections. They are responsible for keeping a record of all attendees’ details (names, contact numbers, email addresses) and forwarding these details to Dons Premier Estate Agents to send Section 32 and the contract of sale. The vendor may also directly provide these documents to potential purchasers.
Step 4
Prospective purchasers will contact the vendors to discuss offers. In this selected option, the agent does not negotiate the price with the prospective buyers whatsoever.
Step 5
Once an offer is negotiated between the vendor and a potential purchaser, the vendor must provide Dons Premier Estate Agents with offer details and the prospective purchaser’s information. We will then complete the Contract of Sale and send it to all relevant parties for electronic signatures.
Step 6
Dons Premier Estate Agents will hold the initial deposit and the remaining 10% deposit of the sale until settlement or follow the vendor’s legal practitioner’s instructions.

Does the agent still provide an appraisal?

Yes, a free comparative market appraisal will still be provided.

How do I advertise the property?
Once the relevant authority has been signed and the advertising and administration fees have been paid, the agent will arrange photographers, etc., and upload the photos, floor plan, and approved script and SOI to realestate.com.au and other websites. Additionally, free social media advertising and boards will be sent.
Can I sell my own house though I don’t have a license or certificate?
What happens if someone doesn’t bring Photo Identification to the inspection?
No one should enter the property without providing photo identification. The Vendor must display the Privacy Policy when taking details. We will provide you with the privacy policy PDF to your email so you can display it at the front of your property as well as on your iPad, Android tablets, or phone accessories.
Can I try doing negotiations without an agent, then engage an agent part-way through the sale campaign?
Yes, you can engage an agent at any time for a fee of $1100. They will then handle the negotiations on your behalf remotely.

Yes, your property will automatically be uploaded to our CRM and sent to all buyers on our Database. If we do get any inquiry from our database, we will negotiate the price and try to make the deal if you have paid for us for negotiation. Otherwise, we get that purchaser to contact you for the price negotiation.
Where do I get Section 32 and Contract of Sale?
Section 32 (Vendor Statement) and the Contract of Sale are provided by a Lawyer or Conveyancer. Dons Premier Estate Agents can suggest Lawyers or Conveyancers for you to contact if necessary. Please note: these services are not included in our advertising or administration costs as you must pay for them separately. If the Vendor is conducting their own inspections, they must send all potential buyers’ details to the agent so Section 32 and Contract of Sale can be forwarded.
Who handles the purchaser's deposit money?

We can hold the initial deposit, and 10% deposit monies will be held in the Dons Premier Estate Agents Trust Account.

Can I still do the inspections if the property is going to be Auctioned?

Yes, you can still open the house for inspections and provide the day and time of the forthcoming Auction. We also give you advice on how to handle buyers at Auction inspections and how to conduct them prudently.

How do we find an Auctioneer?

Dons Premier Estate Agents can provide an Auctioneer for $550 inc GST.

How to schedule inspection times?

Dons Premier Estate Agents will discuss the days and times you would like to advertise for inspections. These days and times will be advertised on realestate.com.au

Am I locked into an Exclusive Authority?

No, Dons Premier Estate Agents will engage in a General Authority with Vendors and be flexible with selling options.

Can I pay for advertising etc. at the end of the sale?
All advertising and Administration fees must be paid upfront before the property is advertised on the market and non-refundable. If you are struggling to pay this fee, we can assist you by providing our affiliated financial institute to fund this money on your behalf to our trust account. You will then have to pay the fee with the financial institute charges after the sale or upon their invoice. This financial institute has very attractive fee structures and repayments, so we encourage you to speak to them directly and get finance organized with them.
Does the property have to be advertised for the same price as the appraisal?
The indicative sale price must be the highest price between the agent’s appraisal price and the vendor’s price, according to Consumer Affairs Victoria underquoting laws. Therefore, we exercise advertising prices according to the current laws. However, we will advise and guide the sellers about the correct advertising price to attract most buyers from the marketplace.
Who will be receiving all the inquiries for the property?
The agent may receive most inquiries from interested buyers through realestate.com.au. The agent will then forward details to the Vendor for inspection/negotiation purposes.
Does having an agent do the inspections and explaining the property help convince the buyer to make an offer on-site?
Not necessarily. The Vendor knows more about the property than the sales agent. A prudent agent will not go behind a buyer at an inspection to try and make a deal on-site. It is always best not to discuss prices in front of other potential buyers, as well as not to show the buyer that the agent is trying to force the buyer to make an offer. We encourage anyone who conducts inspections to do negotiations separate from the inspection times or get a remote agent involved to do the negotiations on behalf of the seller.
Would it be possible to include additional marketing materials, such as A4 brochures, just listed leaflet drops, paid social media marketing, and newspaper advertising extras?
Yes, you have the flexibility to include additional marketing materials. While the basic marketing materials provided are sufficient for listing properties, incorporating these extras will incur additional costs beyond what you have initially inquired about.
