Platform A 95/5 (Real Estate agent representatives Starter Package)
Sales: The agent representative receives a 95% commission, and Dons Premier Estate Agents receives a 5% commission of the allocated sales commission by the agent representative.
Basic Requirements to engage in this platform:
  • 100 points ID.
  • ABN/ACN number of the independent contractor.
  • Certificate IV in Real Estate Practice Victoria
  • Criminal record checks no older than 6 months.
  • Must be aged 18 years and above and have working rights in Victoria, Australia
The package costs and charges:
  1. The Contractor (hereinafter referred to as the Sales Associate and an independent contractor of Dons Premier Estate Agents) can remain on the Principal’s Platform indefinitely under this package.

  2. The Sales Associate will pay an Affiliation fee of $220.00 per month, including GST. One-off Joining fee of $99 inc GST (Joining fee is non-refundable)

  3. Sales Associates will pay the said Affiliation Fee of $220.00 per month, which is due and payable at the beginning of each calendar month by Direct Debit or Credit Card through the Principal’s nominated payment gateway.

  4. After reaching $16,500 in service fees (equivalent to 5% of the gross commission), you’ll be entitled to keep the full commission. Subsequently, for the remainder of the 12 months, you’ll retain 100% of the gross commission, deducting only the administrative fee.

  5. We charge $19.80 inc GST per rental property. However, if you have a company, your own BLA, and your rental trust, you can make 100% commission without any deductions.

  6. We also charge 20% of any letting fees and re-leasing fees from the allocated charges to the rental providers by the independent contractor agent.

  7. In cases where a settled sale has resulted from the efforts of two or more salespeople due to separate independent dealings of the Sales Associate with third parties, such third parties should enter into contracts with the Sales Associate separately, on their own terms and conditions, to split their commission. This arrangement does not affect the percentage of the principal, who is required to receive their said 5% commission.

  8. The Sales Associate must understand that there is an office/administration fee of $495.00 per sale allocated for the house seller (vendor) to pay in their marketing and advertising schedule. This fee will cover the agency administration fee for the sale. The standard practice is that the contractor always covers such costs, and if the contractor fails to persuade the vendor to pay these marketing and administration fees, the contractor is liable to pay those fees before the particular property is launched into the marketplace. Charges are subject to change from time to time by the Principal, who will provide 28 days’ notice to the Contractor.

  9. or the purpose of avoiding any doubt, any advertising fees or administrative fees will not be borne by the Principal; they will be borne by the Sales Associate and/or the Vendor prior to launching the property to the market, as well as before ordering the Sale board and photos.
Services provided by Dons Premier Estate Agents:
  • Register on BLA to perform as a real estate agent representative/estate agent.

  • Provide you with REA Premier to upload your sales and rental listings.

  • Provide you with a Price Finder user account. (For Appraisals)

  • Provide you with a CRM system for each agent separately. (Client management)

  • Provide you with all the relevant authorities via an electronic forms system and user account.

  • Provide you with our sales trust account for your clients’ transactions.

  • Provide you with a rental trust account for your clients’ transactions. (we charge $19.80 inc GST per rental property or else if you have a company, with your own BLA and have your rental trust you can make 100% commission without any deductions)

  • Give you access to all our suppliers, such as board companies, printing companies, photographers, conveyancers, lawyers, mortgage brokers and financial institutions

  • Introduce you to our builders and their home and land packages to sell their stock (commission will be split 50/50 between the sales associate and Dons Premier Estate Agents company).

  • Provide you with a professional email address under the Dons Premier domain.

  • Provide access to all our affiliate finance institutions for vendor advertising funding.

  • Provide head office support.

  • No restrictions on listing your sales and rental properties or prospecting within the state of Victoria suburbs.

  • Marketing support, social media management support, and powerful lead generation services (These services have separate costs which can be discussed with the company when you initiate them).

Agent’s responsibilities.
  1. Insurances (public liability, professional indemnity)
  2. Own workspace (for example: own laptop, computer iPad etc)
  3. All stationery, marketing, and stock supplies (for example business cards, flags, inspection boards, and leaflets)
  4. Register for GST
  5. If you are doing rentals and need to get your 100% commission, you need to have your own estate agent’s license and a company as well as your rental trust accounts.

100% Commission

  • ABN/ACN number of the independent contractor or the company.
  • BLA number if you are a company and the company registration. (You
    don’t have to be a company to receive 100% commission on sales, but for
    rentals, yes, you have to be a company to receive 100% commission with a
    separate trust account and a BLA)
  • If you are taking 100% commission on rentals, your trust account details
    are required.
  • Certificate IV in Real Estate Practice Victoria.
  • Criminal record checks no older than 6 months.
  • Must be aged 18 years and above and have working rights in Victoria,
    Australia.
